Conveyancing fees
We quote fixed conveyancing fees based on your transaction type and property value rather than open-ended hourly rates, so you know the cost before you instruct us. How long London conveyancing takes
Timelines vary by chain length and property type, but a straightforward purchase in England and Wales typically completes in 8–12 weeks from accepted offer. Leasehold flats, new builds, and long chains — all more common in London than the national average — tend to add time. Independent legal advice
If you’re party to a transaction where another solicitor requires you to obtain independent legal advice — a common requirement for guarantors, gifted-deposit contributors, or joint purchasers — our team provides this separately from the main conveyancing file. Registration and post-completion
Once your purchase completes, your solicitor registers the change of ownership with HM Land Registry, which maintains the official register of title for property in England and Wales. We handle this as a standard part of every purchase file, along with any Stamp Duty Land Tax return due to HMRC.
